There is a potentially dangerous and costly problem lurking in our neighborhoods that you should become aware of. It has to do with what we call roof “pipe collars.” Those are coverings that go over the vent pipes that stick out of your roof. Failing pipe collars are easily one of the most common causes of active leaks and water damage. Virtually every home has these collars and they run up from a kitchen or bathroom and out through your roof. The problems arise when the coverings around these pipes, called “boots” or “collars,” peel up or get shifted with the natural movements that occur on your roof from expansion and contraction. Collars also deteriorate and split apart. Many of the collars we see in the field are the basic, ineffective kind that may only last for three to five years and when they fail, water starts leaking into your home. Unfortunately, water damage often occurs in areas “hidden” from plain view such as between walls and under floors and by the time it is realized there may be tens of thousands of dollars in water damage. Mold and mildew may also form posing a significant health risk to those inside. Fortunately, our Roofing Specialists are trained to identify all types of potential leak hazards and pipe collars always make the top of the list. If you aren’t sure about the condition of your pipe collars or would simply like the peace of mind from having them checked by a professional, give us a call or schedule an appointment today.
